Disclaimer
Last updated: June 5, 2026
This Disclaimer applies to the Cobble platform at cobble.nyc and any related services (the "Services"). By using the Services, you acknowledge and accept this Disclaimer alongside our Terms of Service and Privacy Policy.
1. General
The information provided by Cobble Technologies LLC, a New York limited liability company ("Cobble," "we," "us," or "our") on the Services is for general organizational and informational purposes only. While we try to keep the information accurate and up-to-date, we make no representations or warranties of any kind, express or implied, about the completeness, accuracy, reliability, suitability, or availability with respect to the Services or any information, products, services, or related graphics. Any reliance you place on such information is strictly at your own risk.
2. Public Records Data
Building information displayed on Cobble is sourced from publicly available NYC government data, including HPD, DOB, DOF, OATH, ACRIS, and NYC Open Data. City databases may contain errors, omissions, or stale information. Cobble makes no warranty about the accuracy or completeness of this data. Boards and individuals should verify critical information directly with the relevant agency before acting on it. Cobble is not affiliated with or endorsed by any NYC government agency.
3. AI-Generated Answers
Cobble's document chat uses artificial intelligence ("AI") to extract and synthesize information from documents you upload. AI systems can misunderstand, omit, or misrepresent information, even when citations are provided. Every answer includes citations to source documents; boards should read the underlying text before relying on any answer for binding decisions.
AI-generated content does not constitute legal, financial, tax, or other professional advice. The AI does not understand the legal weight of statements it produces. Treat AI answers as a starting point for your own analysis, not as a final authority.
4. Not Professional Advice
Cobble is software, not a law firm, accounting firm, financial advisor, property manager, or insurance broker. Information provided through Cobble — including AI-generated answers, compliance reminders, financial calculations, document summaries, and public-records lookups — is for organizational and informational purposes only.
For binding legal, financial, tax, regulatory, or property management decisions, consult a qualified attorney, accountant, or other licensed professional.
We are particularly emphatic about this in the following areas:
- Legal interpretation. AI answers about bylaws, proprietary leases, house rules, or other governing documents are not legal advice. Bylaws are contracts; their interpretation in contested situations requires an attorney.
- Compliance deadlines. Compliance calendars surfaced by Cobble are based on public-records data and general knowledge of NYC compliance rules; building-specific facts (e.g., system status, owner-occupancy, conversion dates) can change applicability. Verify with your attorney or filer before relying on any deadline.
- Financial recommendations. Reserve health calculations, budget recommendations, and per-unit apportionment math are tools to aid the board's thinking, not professional financial advice. Decisions about assessments, common-charge increases, and reserves should be reviewed by your accountant and counsel.
- Tax matters. Nothing on Cobble is tax advice. The application of property tax abatements, exemptions, or co-op/condo specific tax treatments is fact-specific; consult a qualified tax professional.
5. Compliance Information
Cobble surfaces NYC compliance obligations (e.g., HPD registration, FISP / Local Law 11, Local Law 97 emissions, Local Law 152 gas piping, bedbug filings) based on the building's public-records data and the profile information you provide. Compliance rules change, and individual buildings have facts that can alter applicability. Final responsibility for compliance rests with the building's owner, board, and managing agent. Verify applicability and deadlines with the relevant agency or a qualified professional before relying on Cobble's compliance information.
6. External Links
The Services may contain links to third-party websites or services that are not owned or controlled by Cobble. We have no control over, and assume no responsibility for, the content, privacy policies, or practices of any third-party site or service. You acknowledge and agree that we are not responsible or liable for any damage or loss caused by your use of any such site or service. We strongly advise you to read the terms and privacy policies of any third-party site or service that you visit.
7. No Warranty of Outcomes
Use of Cobble does not guarantee any particular outcome — including but not limited to clearing violations, passing inspections, avoiding fines, or saving money. The board remains responsible for the building's operations and the consequences of its decisions.
